- Booking and Payment:
- Booking Confirmation: Your booking is considered confirmed upon the successful payment of a deposit equivalent to 30% of the total booking fee. Upon receipt of this deposit, you will receive a booking confirmation email.
- Payment of Balance: The remaining balance of your total booking fee is due and payable anytime up until the scheduled check-out time on your departure day.
- Accepted Payment Methods: We utilize Stripe as our secure payment gateway, allowing us to accept a wide range of payment methods for your convenience. These currently include, but are not limited to:
- Credit and Debit Cards: Visa, Mastercard, American Express, Discover, Diners Club, JCB
- Mobile Wallets: Apple Pay, Google Pay
- Additional Fees:
- Pets: We understand that pets are part of the family! Up to two (2) pets are allowed per booking. It is mandatory to inform us about any accompanying pets prior to your arrival. A non-refundable fee of €10 per pet will be applied for the entire duration of your stay.
- Cleaning Services: Complimentary cleaning services are available upon request and become eligible after the first five (5) days of your stay, with a fee of €10. Please contact us to schedule a cleaning at your convenience.
- Cancellation Policy:
- Guest Initiated Cancellations:
- Deposit Refundability: The 30% deposit paid at the time of booking is refundable upon request if your cancellation is received 2 weeks (14 days) or more prior to your scheduled check-in day.
- No Refunds after 2 weeks: Please be advised that for cancellations made less than 2 weeks before your scheduled check-in day, the deposit becomes non-refundable.
- Force Majeure Events: In the unfortunate event that we are unable to accommodate your booking due to unforeseen circumstances beyond our reasonable control, such as:
- Natural Disasters: (e.g., severe earthquakes, floods, wildfires, or extreme weather conditions rendering the property inaccessible or uninhabitable).
- Pandemics or Epidemics: Including, but not limited to, government-imposed lockdowns, travel restrictions, or health advisories directly preventing the lawful and safe operation of our rental property.
- Government Restrictions: Any official directives, regulations, or prohibitions issued by Greek authorities that make it impossible for us to honor your reservation.
- In such cases, where we are demonstrably unable to provide the agreed-upon accommodation, we will issue a full refund of any payments made for the affected booking. We regret that we cannot offer alternative accommodation or compensation for any other costs incurred by the guest (e.g., flights, other travel arrangements).
- Refund Processing:
- Stripe Refunds: Wherever possible, refunds will be processed directly back to the original payment method used via Stripe. Please note that it may take 5-10 business days for the refunded amount to appear on your bank or credit card statement, depending on your financial institution. While Stripe generally processes refunds efficiently, their processing fees from the original transaction are typically not returned.
- Bank Transfers: In the event that a Stripe refund is not feasible (e.g., due to an expired card, closed account, or if the original payment method cannot receive a refund), the refund will be processed via bank transfer. In such cases, we will require the client to provide their full bank account details (including IBAN and SWIFT/BIC code for international transfers). The client will be responsible for any bank charges associated with international transfers.
- No-Shows: If a guest fails to arrive on the scheduled check-in day without prior notice or cancellation, the booking will be considered a “no-show.” In such instances, the entire booking fee will be forfeited, and no refund will be issued.
- Check-in and Check-out:
- Standard Times:
- Check-in: Guests may check in to the property any time after 3:00 PM (15:00 EEST) on the arrival day.
- Check-out: Guests are required to check out of the property no later than 11:00 AM (11:00 EEST) on the departure day.
- Early Check-in / Late Check-out: Requests for early check-in or late check-out are subject to availability and must be communicated to us in advance. We will endeavor to accommodate such requests, and confirmation will be provided a few days prior to your booking’s commencement. Please understand that due to cleaning schedules and incoming/outgoing guests, we may not always be able to grant these requests.
- Key Collection and Return:
- For your convenience, the keys to the property will be made available at the door upon your arrival. Detailed instructions on how to access the keys will be provided in your pre-arrival communication.
- Upon your departure, we kindly request that you leave the keys securely at the door, following the instructions provided during your check-in process.
- Guest Responsibilities and Conduct: As a guest, you are expected to respect the property and ensure a comfortable stay for yourself and neighboring residents. Your cooperation helps us maintain a high standard of hospitality.
- Property Use: Guests must use the property responsibly and solely for its intended purpose as private accommodation. Any commercial activity, illegal use, or activity that may cause damage or nuisance is strictly prohibited.
- Occupancy Limits: Each apartment has a strict maximum occupancy limit, which is clearly stated on its respective listing page. This limit must not be exceeded at any time. Violation of the occupancy limit may result in immediate termination of your booking without refund.
- Noise Policy and Quiet Hours: We kindly request that guests be mindful of noise levels, particularly during standard quiet hours, which are legally mandated in Greece to ensure peace for residents. These hours are:
- Summer Period (April 1st to September 30th): 15:00 (3:00 PM) to 17:30 (5:30 PM) and 23:00 (11:00 PM) to 07:00 (7:00 AM).
- Winter Period (October 1st to March 31st): 15:30 (3:30 PM) to 17:30 (5:30 PM) and 22:00 (10:00 PM) to 07:30 (7:30 AM). During these times, please refrain from loud music, excessive shouting, noisy gatherings, or any activities that could disturb neighbors.
- Smoking Policy: For the comfort and safety of all guests, the property operates a strict no-smoking policy inside all indoor areas of the apartment. This includes traditional cigarettes, cigars, e-cigarettes, and any other smoking devices. Smoking is only permitted in outdoor areas and guests are responsible for proper disposal of cigarette butts. Violation of this policy may result in an additional cleaning fee. In the event of a fire caused by cigarette butts, the guest is considered solely responsible and will be prosecuted.
- Damage to Property: Guests are responsible for any damage to the property, its contents, or communal areas caused by their actions, negligence, or that of their visitors during the rental period. Any damages must be reported to us immediately. The cost of repairing or replacing damaged items will be billed directly for amounts exceeding the deposit.
- Illegal Activities: Any form of illegal activity, including but not limited to the use or possession of illegal substances, illegal gambling, or prostitution, is strictly prohibited on the premises. Violation will result in immediate termination of the booking, forfeiture of all payments, and potential legal action.
- Guests’ Belongings and Security: Guests are solely responsible for the safety and security of their personal belongings and valuables throughout their stay. We highly recommend utilizing all available safety measures, such as:
- Storing valuables in the provided safe.
- Keeping all doors and windows locked when leaving the property or when asleep.
- Ensuring all external doors and gates are closed and secured at all times. The Landlord is not responsible for any loss, damage, or theft of personal property.
- Compliance with Local Laws: Guests must at all times abide by all applicable local laws, regulations, and ordinances of Greece and the specific municipality where the property is located.
- Limitation of Liability: By booking and staying at the property, you acknowledge and agree to the following limitations of our liability:
- Personal Injury or Illness: The Landlord shall not be liable for any personal injury, illness, death, or damage to persons or property (including, but not limited to, the Tenant or their visitors) occurring on the premises or during the rental period, unless such injury, illness, death, or damage is directly caused by the Landlord’s gross negligence or willful misconduct.
- Loss or Damage to Personal Property: Guests are solely responsible for their personal belongings, valuables, and any property brought onto the premises. The Landlord accepts no responsibility for any loss, damage, or theft of personal items during your stay, regardless of how such loss or damage occurs, unless directly resulting from the Landlord’s gross negligence or willful misconduct. We strongly advise guests to take all necessary precautions, including utilizing any provided safes, locking all doors and windows, and keeping external doors secured.
- Unforeseen Circumstances / Force Majeure: The Landlord shall not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations under these Terms and Conditions that is caused by events outside our reasonable control (force majeure events). These include, but are not limited to, natural disasters (e.g., earthquakes, floods, wildfires, extreme weather), acts of God, pandemics, epidemics, government restrictions or regulations, power outages, utility failures, internet service disruptions, strikes, war, acts of terrorism, civil unrest, or any other event beyond our reasonable control. In such events, while we will endeavor to assist where possible, we are not liable for any resulting loss, damage, or inconvenience suffered by the guest.
- Third-Party Services: The Landlord is not responsible for any services or activities arranged by the guest with third parties, even if recommended by the Landlord. Any such arrangements are made solely at the guest’s own risk.
